Roofing for the buildings that keep Dickson working.
Most of our commercial work starts with a phone call that begins “we’ve got a leak” or “our insurance wants an inspection.” Here’s who usually makes that call:
- Business owners with a shop, restaurant, office or warehouse
- Property managers covering a shopping center or several buildings
- Churches, schools and nonprofits with a board to answer to
- Cities and counties with a building that has to stay open
Whether it’s a 3,000 square foot storefront or a flat roof the size of a football field, you get the same crew, the same documentation, and an owner on the phone.
Flat, low-slope and metal roofing
We’ll tell you which one fits your building.

TPO
The white single-ply membrane on most new commercial roofs. Reflects heat, welds at the seams, and holds up well in Tennessee sun and hail. Our go-to for flat roofs on retail, office and warehouse buildings.

EPDM
The black rubber membrane. Proven for decades, flexible in cold weather, easy to repair. A good fit for older flat roofs and buildings where budget matters more than reflectivity.

Low-slope
Anything under a 2:12 pitch needs a membrane, not shingles. We are GAF-certified for low-slope installation, which means we can offer GAF manufacturer warranties on these roofs that most contractors can’t.

Commercial metal
Standing seam and exposed-fastener panels in 24 and 26 gauge, heavier than the 29 gauge used on most houses. Long life, low maintenance, and the right call for ag buildings, shops and anywhere you want a 40-year roof.
Have a pitched roof on a church or office? See our roof replacement page for shingle and metal options.
How a commercial roof job works with us
- Free assessment. We walk the roof, photograph every penetration, seam, drain and soft spot, and measure it. You get a photo report you can hand to your board, your landlord or your insurance company.
- A straight recommendation. Repair, restore with a coating, or replace. We tell you what we’d do if it were our building and what each option should last. No pressure to buy the biggest job.
- A plan around your business. We schedule around your hours, your tenants and your deliveries. Loading docks, HVAC units and parking stay usable. You get one point of contact, and it’s one of the owners.
- The install. Our own crew, not a sub we found last week. Daily photo updates, a clean site every evening, and an owner on site for tear-off and final inspection.
- Documentation and warranty. Final photos, the manufacturer warranty registered in your name, and the maintenance notes your warranty requires. We keep a copy too, so when something comes up in year six, we already know your roof.

Jason Aldean’s, Luke Bryan’s and FGL House rooftop bars, Lower Broadway, Nashville
Three of the best-known rooftop bars on Broadway have CountryLand roofs under them. Tight access, live venues below, and roofs that take a beating from foot traffic and weather.

Shopping centers and restaurants, Dickson County
Flat and low-slope TPO replacements on strip malls and restaurant buildings, scheduled around tenant hours so nobody closed.

A 170-year-old building, new roof
An 1878 church turned VFW hall needed a new roof and a lot of new decking underneath. We saved the old hand-hewn boards for the owners.

The CountryLand Roof Check
A simple maintenance plan for commercial roofs.

Why it pays
Most commercial roof failures start small: a clogged drain, a split seam, a cracked pipe boot. Caught on a spring or fall visit, they’re a few hundred dollars. Found after a storm, they’re a ceiling, a floor and an insurance claim.
Most manufacturer warranties also require documented maintenance. The Roof Check is how you keep yours valid.
And when a storm does hit, you’re calling a crew that already knows your roof: the drains, the trouble spots, the warranty on file. That’s a faster fix and a cleaner claim.
What’s included
- Two roof visits a year, spring and fall (more if you want them)
- Drains and scuppers cleared; seams, flashing and penetrations checked
- Minor repairs made on the spot
- A dated photo report after every visit, for your files and your warranty
- Priority scheduling if something does go wrong

What building owners say about us
“Countryland roofing was able to fix a leak in our metal building here at Compassion Church in Waverly Tn. We had attempted to fix this issue countless times before, but to no avail. We are very grateful for the diligent work of Countryland roofing and their roofing team for fixing this issue.”
Austin L., Compassion Church, Waverly · Google review
“Tyler and crew did a great job removing and replacing all the decking on my rental home. Removed and replaced the three tab shingles with dimensional. Replaced the EPDM porch roof with TPO. As a retired contractor I know a good job when I see one. They get my thumbs up for quality as well as a competitive price. Five stars from me.”
Johnny L. · Google review
“Very happy with their professionalism, quality of work and job sites were clean during and after. They have done 2 different residential shingle roofs and one metal roof for a shop in the last 5 yrs for me. No complaints.”

Local. Owner-run. Still here next year.
A lot of commercial roofing in Middle Tennessee is done by crews from somewhere else. When the warranty question comes up in year four, they’re hard to find.
Tyler and Harrison have run CountryLand out of Dickson since 2016. Tyler has been roofing in Middle Tennessee for 20+ years. Harrison has worked construction his whole career and runs the estimating and technical side of every commercial job. When you call, you get one of them.
- Office on Henslee Drive in Dickson. Come by.
- Our own crew on every job, with an owner on site at tear-off and final.
- Licensed general contractor, so we can handle the decking, framing and interior repairs that commercial roofs sometimes need.
- 210+ Google reviews at 4.9 stars, more than any roofer in Dickson County.
Commercial storm damage and insurance
Hail or wind hit your building? The process is the same as a home claim, with bigger numbers. We inspect, document and meet your adjuster on site. You file the claim and talk to your insurer. We put together the measurements, photos and estimate you need to send in. Read how it works on our storm damage and insurance claims page.
Frequently asked questions
Choosing a system
TPO or EPDM?
TPO is white and reflective, which helps with cooling costs, and its seams are heat-welded. EPDM is black rubber, cheaper up front, and easier to patch. On most new flat roofs in Tennessee we recommend TPO. On an older building with a tight budget, EPDM can be the right call. We’ll show you both on your roof.
Can you put a new roof over the old one?
Sometimes. Building code allows one recover in many cases if the existing roof is dry and sound. We’ll check for trapped moisture first. If it’s wet, a recover just buries the problem.
What about a roof coating instead of replacing?
A silicone or acrylic coating can add years to a roof that’s aging but not failing. It is not a fix for a roof that’s already wet underneath. We’ll tell you which one you have.
Do you do metal roofs on commercial buildings?
Yes, in 24 and 26 gauge. Heavier than residential panels, and a good fit for shops, ag buildings and anywhere you want the longest life with the least upkeep.
Scheduling and disruption
Will we have to close?
Almost never. We work around your hours and your tenants, keep docks and entrances open, and tell you a day ahead if a section will be noisy.
How long does a commercial roof take?
A strip-center unit can be a few days. A large warehouse can be a few weeks. You get a written timeline before we start and a daily update while we work.
Who do we deal with during the job?
One of the owners. Not a salesperson, not a project manager you’ve never met.
Cost, warranties and paperwork
How much does a commercial roof cost?
It depends on size, system, insulation and how much of the old roof comes off. We give a written, itemized quote after the free assessment. No estimate over the phone, because we’d be guessing.
What warranty do we get?
Manufacturer warranties depend on the system and the certification of the installer. Our GAF low-slope certification lets us offer GAF warranties most contractors can’t. On top of that, our own workmanship warranty is in writing on every quote.
Will you work with our insurance after a storm?
Yes. We inspect, document and meet the adjuster on site, and we give you the measurements and estimate to send to your insurer. Filing the claim and talking with your insurance company is yours. See our storm damage page for the full process.
Do you offer financing for commercial jobs?
Ask us. We can usually point you to options, and we’re happy to split a large project into phases so it fits a budget year.
Maintenance
How often should a flat roof be inspected?
Twice a year, spring and fall, plus after any big storm. Most manufacturer warranties require documented maintenance, and a roof check is how you keep yours valid.
Can you take over maintenance on a roof you didn’t install?
Yes. We’ll do a first assessment, tell you honestly what shape it’s in, and set up a schedule from there.

Free assessment, a photo report you can keep, and a straight recommendation. No pressure.
